Manage 7 different colonies in Colby Kansas.

For next year I'm planning on replacing my S&K house with a (TM12) to add with my two MK12s. Any good reviews? Do the PMs like them?

I have 2 of them on the same pole. I just put them up this year and I have 1 pair in them and have had many martins check them out. The castles have been around forever and have proven to be a martin magnet. Its personal preference but IMO they work and have always attracted martins when put in an open area. Good Luck with your decision.

Martin Colony History: I have been exposed to purple martin sounds in utero when my mother went out to get my father away from his martin colony.
I played around the martin colony every summer and watched as my father maintained his colony. In the late 50's until the 70's he did not notice European Starlings in south Texas.
When old enough, I helped maintain his colony. My primary task was eliminating English House Sparrows with a 1956 Benjamin 317 .177 air rifle.
When I settled into my own home, I started my first colony with an original Trio Castle and Trio Grandpa. When I moved again, I did not put up any martin houses. Frustration with European Starlings in the Southeast US was overwhelming.
Found PMCA Forum and learned about modern enlarged compartments and SREHs.
Inherited my father's last martin house, a Trio Grandma, modified it to modern specifications and have had good results since then.

Any commercial martin house or gourd rack can be improved, but I feel that the TM-12 will be a good compliment to your 2 MK-12s.
The Mini-Castle will have the same doors that you are familiar with on your MK12s.
I modified an older Mini-Castle a couple of years ago and they are very sturdy when assembled correctly. The previous person did a terrible job of assembling it so I had to completely dis-assemble it before I could re-assemble it. I used the opportunity to drill 3" holes to make that Mini-Castle a 6 double compartment house.
Follow the instructions very carefully and you will be okay. They are not easy to assemble the first go around but assembly is intuitive after you do several. I get a feeling that you are very mechanically inclined so I am not worried about you.
Lewis knows that I dream and wish about Safe Haven purple martin houses but the company that designed and manufactured them, Creative Universe Enterprises, no longer exists and no one is making them now. :-(

Thanks! I'm still not sure If I will get a TM12 or just another MK12 Because my 3 pair I have goes right to them! They wont even touch the S&K house anymore!

I think that your martins are telling you that they like the MK-12s. 8)
As long as you can work with the MK-12s. They have been the old standby for a long time.
I like the convenience of raising and lowering the Mini-Castle on the pulley system pole. I have converted my personal Trio houses to the optional winch conversion system. Easy to convert and easy to raise and lower safely. I abhor the lanyard lock system offered on newer houses. I can only speculate that the lanyard locks were added for legal purposes.

Well just went to the bird store! They didn't have the MK12s! But they have the TM12s (mini castle) so I picked one of them up and got it together!!

Is your Mini Castle the newer model with the ability to enlarge to double compartments and crescent openings?
Now that you have selected a Mini Castle, I think that you are going to like it.
I would highly recommend insulating the attic space of any of your aluminum houses with Reflectix double reflective insulation. It is available at many home improvement stores as a 24" x 10 ft. roll @ $9.98.
It is easy to cut and can be spliced together and on the edges with Reflectix Reflective Insulation Tape (otherwise known as foil tape by HVAC technicians) as 2" x 30 ft. @$3.29.
Obviously this amount of double reflective insulation and insulation tape will go a long way.

Yes it is! I highly recommend to enlarge all compartments! All of my houses are (2 MK12s, 1 S&K, and one wooden house I built, plus all my gourds are going to have tunnels on them). I love making them larger. It's also crazy because I had one MK12 with 6 by 6 units and they wouldn't even touch it! I doubled it just like the other MK12 and know I have two SY pairs in it!! It's also crazy because all the martins in Colby are nesting in 6 by 6 units! So, you would think that they would like the 6 by 6 units ! But I guess I was wrong! I'm the only landlord that I know of in Colby that has doubled the compartments! :-(

I also will see what I can do with the isolating the attic part!

You are Colby's new hot spot for purple martins. Suite accommodations! Where would you rather stay? I know I would select your deluxe suite hotel rather than the single room motel.
And how about that Mini Castle with the honeymoon suites and extended porch space and top side viewing?!

The Mini Castle is great! Another landlord has two Trio Casltes the 24 units! But he hasn't doubled any of them! He wants to do it now just because my martins preferred larger compartments!
I would too! And it's weird the martins just act like they know that they are safe!! With the larger compartments and starling excluders!! So happy!

Steve Kroenke posted about Robert Jernigan's Super Trio Castle. Amazing work and referred about in reverent tones.

That is a really cool house! Do you know how he made it to go up and down on a 3 inch pole?
Also do you have any ideas on porch dividers? Because I know that nature company makes them! But they are only for the MK12s!

I initially copied the porch dividers in the excellent article in the PMCA Archives. The following link "Making a Good Thing Even Better: A Guide to Modifying Trio Purple Martin Houses" by Ken Kostka.

Subsequently, I used Robert Jernigan's Super Trio Castle picture and make my porch dividers to extend from the porch floor up to the bottom of the porch floor above. That way the porches are strengthened even more. The extra aluminum sheet metal to extend them up is worth the stronger porches.

Figure 13 of that article in the PMCA Archives shows a picture of 4 1/2" x 6" wood dividers on a Trio Castle!
I personally chose aluminum flashing for weight savings. I installed half the number of porch dividers from what appeared in that picture because I have double compartments.

Anybody have any ideas on hanging gourds below a Mini Castle? I don't want the gourds hanging from the house! I'm wondering like having a gourd rack right under the house?
