. I'm in Upstate NY and typical Adult arrival is April 15th. My Sub Adult showed up June 4th. Is it too late in season for him to start a family? Also, I can't find research regarding when do the Sub Adults leave. Typical Adults leave Aug 15th. Do Subs leave around same time as Adults or do they migrate south 4-6 weeks after Adults because of their late start? Any reassurance is helpful.Wannabe Landlord
My 2nd year trying to become a landlord. I have a Male SY that has been at my housing complex for 12 straight days! Appears at all times - dawn, morning, afternoon and evening. He enters/checks out the apartments and sings on the perching post. That is all the good news. The concern is he brought a girlfriend by on day 3 and day 4. Welcome to the forum! Its a positive sign the young male is staying around, sounds like he likes your place. Does he sleep there at night? You have to watch real close, they scoot in fast and its over.
It may be too late, but I'll wager your young male comes back as an ASY and starts your colony. Those ASYs are a big draw to other martins.
Even way down in Texas, its too late I think. Have a pair that lost all 5 of their eggs, it was cold when laying and they slowly dwindled down to one egg. The ASY is trying to get the females attention, she is even brining in leaves (steals them from other cavity entrances) and takes them in. But no eggs thus far.
Your female may have been a visitor from another colony, do you have martins close by?
There is hope, but its thin. They may very well nest.
I truly hope you get a pair of martins this year.

It does seem late but don't give up. I live just South of Kansas City, MO and a friend trying to start a colony for the first year has snagged an ASY male which has been nest building and another sy pair has joined them with building their own nest. He is seeing 6 to 8 Martins at times so I'm not sure how many pair he actually has. This has all been in the last 16 days with only visitors prior to that. There leave time depends more on when their young fledge. They don't hang around long after that. Good Luck

Patience and resilience is the only advice I can offer. I have had housing up since 2018 and I finally got my first nesting pair of SY birds on June 1st. Right now I have 5 pairs nesting. - Martin Colony History: Visitors are rare. On the northern edge of the martins range.
I'm way north of you and we still have a couple weeks up here. Your days may be numbered without a female present but I would look at this season as a success as you have a male locked on your site.
The exact same thing happened to me two years ago. I had a male stick to the site like glue for 3 weeks to a month in June. It was the first time I had really had one stick as I only see one martin every year or two years as they're rare up here.
Anyway, he was there all day for weeks. It was a treat. What you'll probably notice is he'll slowly start to fly out more often and spend less time at your site. Its sad but he'll slowly join others as the pull of migration gets felt.
I would say you have a coin toss next year to get your colony started which may not sound like good odds, but I'd take them. If he makes it back on the round trip of migration, you should be set next year. That's about a 50% chance of survival.
Mine unfortunately didn't make it back and I'm in year 11 of trying. Be patient, don't let it bother you. Don't over think it. It will happen.
