Just curious. I have 24 available "suites." (2 houses and 12 gourds). I had 19 pair last year which meant 5 vacancies. Even though my husband took out a slew of them, a couple suites were still overtaken by sparrows. I have two houses (each with 6 suites); one was occupied by a sparrow. 3 gourds were not used last year and one was occupied by sparrows. My next expansion will be to add another rack of gourds to the existing 12.
My question is at what point do I need to expand? Should you expect 100% occupancy?

I would say the time to expand is if/when you can afford it; and have the time & energy to care for more birds.
100% occupancy can happen, but may not - it will depend on martin numbers in your area, in part. We usually fill all our gourds (40) but not our 12-unit house.
